Franklinton is on the verge of being the next "cool" artist community. New housing, retail projects, and artist studios are enticing new buyers to the area. It's been working on coming back for decades and signs of progress are appearing. It's proximity to Downtown Columbus and all the new development happening there is helping spur the revitalization. Many of the homes in Franklinton are rentals (investor-owned) and because of the new interest, rent is starting to go up and the supply of affordable homes are going down. First-time home buyers may want to check out the inventory in this community and invest in the changing neighborhood.
In 1795, a man by the name of Lucas Sullivant was brought to Central Ohio along with 20 men to survey the western side of the Scioto River. Sullivant was given 6,000 acres to house those who aided in the American Revolution. After leaving briefly, he returned in 1797 and created the village known as Franklinton, in honor of the recently deceased Benjamin Franklin. After a flood submerged the town, Sullivant relocated Franklinton less than a mile away. Eventually, four railroads were built in Franklinton, and in 1850, the Columbus and Xenia Railroad Company built a railroad that ran from Columbus to Xenia, Ohio. This brought incredible commercial and industrial growth to the city, and ultimately popularized the use of railroads as a major form of transportation in the United States. After that, many people moved in Columbus to reside in the East Franklinton area and be closer to the industrial activity. Due to major flooding in the area, the Franklinton Floodwall was completed in 2004, which has resulted in many commercial and industrial growth in the East Franklinton Area.
